Even once a development is approved we’re looking for ways to maximise the return for owners through efficient construction design and increasing the number of units.
Become worked closely with Forge Venture Management and Hamilton Marino within an ECI process and throughout construction on their Vivid development at Burwood, Sydney.
We were engaged to develop the design of their approved development application, provide D&C construction documents and construction stage services. To add value to the project we negotiated additional apartments, enabled efficiencies in the basement design and developed the design of the elevations to obtain an advantageous consent for the client.
We also took a step back and re-designed the size and mix of units to maximise the finish quality and market value, whilst increasing the number of apartments from 37 to 42. This included the conversion of several 2 bedroom apartments to 3 bedrooms. An additional level was negotiated through council later in the design process to further add value to the development.
The exterior design was re-conceived to utilise precast concrete, to meet the client’s aspirations for a high quality construction finish.
